No, we are a consultancy. We provide education and have over 30 hours of online training to support all our clients, but we are a service-led business first and foremost.

The honest answer is: it depends on your strategy, experience, and goals.
Many people assume you need hundreds of thousands of pounds to invest in property and that all of your capital will be tied up long-term. That approach is common, but it’s not how professional investors typically operate.
Using industry-standard strategies such as BRRR (Buy, Refurbish, Refinance, Rent), combined with strong leverage and access to high-quality investment deals, it is theoretically possible to own property with little to none of your own money left in the deal once the refinance is complete. This is often referred to as getting “all your money out”.
That said, transparency is important.
While an individual deal may ultimately require no capital left in, working with us does involve a fee, which varies depending on the level of service, number of deals, and support you require. This is tailored to you based on your experience, available capital, and investment objectives.
In practical terms, although deals can be structured to recycle your funds, we recommend having around £30,000-50,000 available to give yourself a realistic and fair opportunity to get started properly. This provides the flexibility needed for fees, refurbishments, contingencies, and to fully access the systems, support, and opportunities we offer.
Property investment doesn’t require vast wealth to begin, but it does require the right strategy, structure, and capital planning to do it successfully and sustainably.
Not having savings should not be a barrier to getting started in property. Many successful investors, including a large number of our clients, did not begin with large amounts of personal capital.
There are a number of ways investors typically raise funds, depending on their personal circumstances. These may include joint ventures, family or private investment, home or business equity, and other forms of structured finance. Often, this involves combining several options rather than relying on one single source of capital.
Because everyone’s situation is different, it is not appropriate to go into detailed funding strategies publicly. Capital raising must be structured correctly and responsibly, taking into account experience, risk, and suitability.
What we can say is that this is exactly how many of our clients have built portfolios. With the right strategy, capital can be raised, recycled, and redeployed, meaning money does not always remain tied up long-term.
We offer entry-level support to help investors understand their options and approach funding in a compliant and structured way. The key point is that lack of upfront cash should not automatically rule out property investment when done correctly.
Yes, you need to be involved. It is your property business afterall, we are simply helping you facilitate that by providing services. We do most of the heavy lifting for you, but we don't own any of your assets. Depending on the level of support you require, you will still need to fill in the paperwork and provide documentation to the finance companies and solicitors.
